Do I need planning permission for a home extension?
You will not need planning permission for a home extension if your house comes with an allowance for permitted development. If your house doesn’t come with this allowance, then you will need to send an application for planning permission to the relevant party.
Can I use my own plans / architect?
Yes, we will happily work with your choice of architect, and we will work to build a fantastic home extension using their or your plans.
Do I need permission from my neighbours for a home extension?
You will not need permission from your neighbours unless you share a party wall. The Party Wall Act covers:
- New building on or at the boundary of 2 properties,
- Work to an existing party wall or party structure,
- Excavation near to and below the foundation level of neighbouring buildings.
This may include:
- Building a new wall on or at the boundary of 2 properties,
- Cutting into a party wall,
- Making a party wall taller, shorter or deeper,
- Removing chimney breasts from a party wall,
- Knocking down and rebuilding a party wall,
- Digging below the foundation level of a neighbours property.
If you do not share a party wall, it may still be a good idea to let your neighbours know as the work can be disruptive.
What is a party wall?
A party wall is the dividing partition between two buildings connecting them. This simply means that you and your neighbour are sharing a wall and it is not yours or theirs to change unless you can come to an agreement.
